The Town caps how much of a sloped lot you can disturb, and the allowance shrinks as the lot gets steeper, but the exact figure is calculated by your civil engineer for your specific lot. On most projects, yes. Protected desert trees and cacti like saguaros, ironwood, palo verde, mesquite, ocotillo, and barrel cactus have to be preserved or salvaged and relocated, not destroyed, unless they are already dead or diseased, and only after the Town approves the plan. The good news is those plants are valuable, and we relocate and reuse them to keep your finished lot looking established.

For a single owner-occupied home it is usually not legally required but is strongly recommended on older estates. Importantly, if two or more structures come down as one project, which is common on Paradise Valley estates, the exemption no longer applies and a survey and notification are required. We sort out which applies at the estimate.

Older estates may have either or both, and each has its own required abandonment process, septic through Maricopa County and wells through the State with a licensed driller. Both add lead time, so we identify and plan for them early.
