What Makes Arcadia Different for Excavation Work?
Phoenix Permitting
Arcadia falls under the City of Phoenix jurisdiction. Residential demolition permits cost $75 and are issued same-day at the Planning & Development Department (200 W. Washington St, 2nd floor) upon meeting the requirements.
You’ll also need a NESHAP notification through Maricopa County Air Quality, which is a $600 fee and requires 10 10-business-day lead time before demolition can begin.

Pre-1980 Homes and Asbestos Requirements
Most Arcadia homes were built in the 1950s and 1960s.
Federal law requires an asbestos inspection before any demolition, regardless of building age.
Materials like 9×9 floor tiles, pipe insulation, popcorn ceilings, and roofing felt from this era commonly contain asbestos.
We coordinate with certified AHERA inspectors before demo begins and ensure proper abatement if needed.
Soil Conditions Favor Excavation
Arcadia’s soil is more excavation-friendly than typical Phoenix.
Decades of citrus farming and flood irrigation disrupted caliche formation, leaving rich alluvial soil and Salt River gravels that dig relatively easily.
You’re less likely to hit hard dig conditions here than in undisturbed desert areas. We still recommend a 10-15% contingency — and 15-20% for properties closer to Camelback Mountain, where conditions vary.

Arcadia Proper runs from 44th Street to 68th Street, between Indian School Road and Camelback Mountain.
The eastern edge crosses into Scottsdale, but most of the neighborhood falls within Phoenix city limits. Arcadia Lite sits just west, from 32nd to 44th Street.

Arcadia Lite offers a lower entry point at $818K to $1.2 million.

Most of Arcadia Proper has no HOA, which means fewer restrictions on demolition scheduling, equipment access, and project timelines.
