For larger demolitions, five or more units or two or more structures on one property, a NESHAP asbestos notification through Maricopa County Air Quality is required, with a $600 fee and a 10-business-day lead time. A standard single-family teardown is generally exempt from that notification, though we always recommend an asbestos survey on pre-1980 homes. Less than most Phoenix areas. Arcadia was citrus farmland for decades — the regular flood irrigation and agricultural activity disrupted caliche formation. The soil here is mostly alluvial from the Salt River, which digs easier than hardpan desert. That said, conditions vary. Properties closer to Camelback Mountain may encounter harder material. We recommend a test hole before committing to pricing on pool excavation or deep foundation work.

Arcadia Proper runs from 44th to 68th Street with larger lots (half-acre to five acres), higher home values ($1.3-2M+), and mostly original mid-century homes. Contact SRP or APS for electric, Southwest Gas for gas, and City of Phoenix Water Services for water and sewer. Disconnections need to be scheduled in advance — don’t wait until permit day. We can guide you through the sequence, but utility disconnection is the property owner’s responsibility.

No. Arcadia does not have historic preservation (HP) zoning overlay from the City of Phoenix. That means no mandatory 30-day demolition hold, no design review for new construction, and no restrictions on altering or removing original structures. Some properties may be eligible for the National Register, but eligibility alone doesn’t trigger delays. Standard residential demo permits are issued same-day when requirements are met.
