We cut into the uphill side of the lot and build up the downhill side with engineered fill compacted in thin layers, so the entire foundation bears on uniform, solid support instead of part shallow soil and part deep fill. Cut and fill slopes are trimmed to stable angles and set back from the structure and property lines, and drainage is built into the bench to carry monsoon runoff away from the foundation. This approach is what prevents the differential settlement that cracks slabs and distresses foundations on mountain lots.

Engineered fill is structural fill placed and compacted exactly the way the geotechnical and structural plans specify, rather than loose dirt pushed into place and hoped to hold. Clean fill is placed in thin lifts, usually four to eight inches, each one moisture-conditioned to a target range and compacted to a specified density before the next layer goes on. This matters on a Rim Country slope because fill compacted too dry can collapse when it later takes on water from runoff or irrigation, and fill compacted too wet loses strength and creeps. Proper moisture conditioning and compaction is what makes the pad stable for the life of the home.
